Why This Lot is Awesome

This lot is awesome because it is located directly across the street from the famous trout fishing destination, Willoweemoc Creek. The leveled and cleared lot offers privacy and easy access to downtown Livingston Manor, just a short drive away.

This is How We Would Build on This Lot

The preference would be to subdivide this lot and create two separate building parcels. However it could also be developed as a single dwelling parcel. Subdividing would require planning board approval. There is an open area by the road that could easily be used as a building location. The other option is to push into the woods a little more. Either way an access point would need to be created and a driveway would need to be installed. Some selective clearing would be required to accommodate the final home design. There is an existing well that may be repurposed. A septic system would need to be installed. The additional parcel could be developed simultaneously or overtime.

Parksville is a small hamlet in the town of Liberty in Sullivan County. Known as The Heart of The Catskills, Parksville was once a bustling railway town. After some years of change and decline, the downtown is now experiencing a revitalization and new renaissance.
