Why This Lot is Awesome

This lot is awesome because it is already BOH approved for a home, septic and well. It offers mostly flat and level building area, a year round stream and seasonal views of the ‘Gunks.

This is How We Would Build on This Lot

We would want to develop this project with a build site on the other side of the stream if possible. This would require a stream crossing which is common in these situations. A driveway would need to be established and a precast cement bridge could be used to cross the stream. From there the driveway would continue to the build site. Selective clearing would be done to establish the dwelling location. Traditional utilities could be accessed from the road. A well and septic could be installed.

Nearby

Gardiner is a town in the south-central part of Ulster County. Gardiner was created from parts of New Paltz, Rochester, and Denning by an act of the New York State Legislature on April 2, 1853. The Wallkill Valley Rail Trail begins in southern Gardiner and runs along the abandoned Wallkill Valley Railroad rail corridor to New Paltz. The Wallkill River flows from south to north through the center of the town. The Shawangunk Mountains are partly in the western part of the town.
